Nam Tai Property develops and operates technology and industrial parks in China's Greater Bay Area, with a secondary business in residential property sales. The company is incorporated in the British Virgin Islands but operates entirely in mainland China. Nam Tai's core strategy is redeveloping former factory sites into modern multi-use complexes — combining R&D office space, light industrial facilities, dormitories, and commercial amenities — and leasing these to technology and life sciences tenants. Its flagship asset, Nam Tai Inno Park in Shenzhen's Guangming District, spans 331,701 sqm of GFA and runs at roughly 75% occupancy. A smaller asset, Nam Tai Inno Valley in Bao'an District, is leased short-term while the company evaluates redevelopment options. Nam Tai Technology Center, also in Bao'an, is a 194,595 sqm development currently under construction after a roughly 2.5-year suspension caused by a governance dispute; it is expected to complete by mid-2026, with one tower (Tower C) slated for sale rather than lease. Nam Tai's leasing business is the primary ongoing revenue driver, with income depending on occupancy and achievable rents. The company has also introduced an equity-for-rent model, accepting minority stakes in tenants in lieu of cash rent. A residential development in Dongguan, Nam Tai Longxi, contributes near-term cash flow as Nam Tai sells down remaining inventory. The company finances its portfolio with long-term secured loans from Chinese banks.
