DESCRIPTION

Nobility Homes designs, manufactures, and sells manufactured and modular homes exclusively in Florida. Nobility builds homes at a single plant in Ocala across roughly 100 active models, ranging from 464 to 2,650 square feet and retailing for roughly $90,000 to $250,000, positioning the company in the low-to-medium price range. Nobility manufactures to order rather than building for inventory, which limits inventory risk and keeps working capital requirements modest. Nobility sells through two channels: its wholly owned retail subsidiary, Prestige Home Centers, which operates ten sales centers in north and central Florida and accounted for 80% of FY25 sales; and a wholesale channel serving roughly 30 manufactured home communities and independent dealers through two dedicated salespeople. The integrated retail model lets Nobility capture margin at both the manufacturing and retail levels, while wholesale sales generate revenue only at the manufacturing level. Because transporting finished homes is slow and permit-dependent, Nobility's competitive range is limited to roughly 350 miles from Ocala, meaning virtually all sales occur within Florida. Nobility also operates Mountain Financial, a small ancillary business that acts as an insurance agent and mortgage originator for Prestige customers, though Nobility does not directly finance home purchases. Key cost drivers include raw materials, purchased components, and factory labor.
