DESCRIPTION

InterGroup is a holding company with two core businesses: a hotel and a portfolio of residential rental properties, supplemented by a securities portfolio. The primary asset is the Hilton San Francisco Financial District, a 544-room full-service hotel in San Francisco's Financial District, operated under a Hilton franchise license through January 2030 and managed day-to-day by Aimbridge Hospitality. InterGroup owns the hotel through its roughly 76%-owned publicly traded subsidiary, Portsmouth Square. The hotel targets corporate business travelers during the week and leisure travelers on weekends, and also generates ancillary revenue from a five-level underground parking garage, food and beverage, and event space. Room revenue is driven by occupancy and average daily rate. InterGroup's secondary business is a portfolio of sixteen apartment complexes, one commercial property, and three single-family houses, concentrated in Texas and Los Angeles County, all managed in-house. Beyond these operating businesses, InterGroup's CEO, John Winfield, personally directs an opportunistic portfolio of marketable securities, including equities, corporate debt, REITs, and mortgage-backed securities, generating supplemental dividend, interest, and capital gains income. Both the hotel and rental properties carry mortgage debt, making earnings sensitive to interest rates and refinancing conditions.
