ModuLink is a small, early-stage property development and construction services company based in Hong Kong that builds residential and commercial structures using Modular Integrated Construction (MiC) technology, in which complete building modules are manufactured in a factory — fully finished with fixtures and fittings — then shipped and assembled on-site. ModuLink bundles MiC with two additional technologies: Air-to-Water Atmospheric Water Generators (AWGs), which extract potable water from ambient air, and IoT-based smart building management systems for HVAC, security, energy, and health monitoring. ModuLink acts primarily as a service provider and technology integrator, earning fees for design, engineering, and project management on a project-by-project basis, with an intent to take on a more direct developer role in future projects through project-specific joint ventures. ModuLink outsources manufacturing of modular steel structures and AWG systems to Chinese manufacturers, keeping the model asset-light. Revenue is minimal and highly concentrated — FY25 revenues were approximately $1.3M, with two customers accounting for 99% of that figure. ModuLink has not delivered a completed MiC project since 2023 and has yet to commence any of its planned projects in Australia, Canada, or Europe. The company is pre-profitability, has no material cash reserves, and relies on funding from insiders to sustain operations. Near-term growth is focused on affordable elderly housing in New South Wales and Victoria, Australia, contingent on raising external capital the company has not yet secured.
