Terra Income Fund 6 (Terra LLC) is a commercial real estate lending vehicle and wholly owned subsidiary of Terra Property Trust. Terra LLC originates, structures, and manages loans secured by commercial real estate across the U.S., targeting property owners and developers who need financing for acquisitions, refinancings, rehabilitations, or construction. Terra LLC focuses on smaller, middle-market loans generally ranging from $3M to $50M, across major property types including office, retail, industrial, hotel, and multifamily, in both primary and secondary U.S. markets. Terra LLC originates loans directly rather than buying them in the secondary market, which allows it to control underwriting standards and build borrower relationships. The loan portfolio spans first mortgage loans, subordinated mortgage loans (B-notes), mezzanine loans, preferred equity, and equity participations. Terra LLC's preference is for floating rate loans with one-to-five year terms. Terra LLC earns interest income on its loan portfolio, supplemented by origination and exit fees, and uses leverage to amplify returns. Terra LLC has no employees of its own; all investment and operational functions are handled by Terra Capital Partners, the sponsor, under a management arrangement. Terra LLC passes income up to Terra Property Trust, which distributes it to stockholders.
