Greenbriar Sustainable Living is a pre-revenue development company with two projects in development: Sage Ranch, a residential community in California, and the Montalva Solar Project in Puerto Rico. Sage Ranch is a planned 995-home entry-level community on 138 acres in Tehachapi, California, targeting buyers across Kern County and the adjacent Antelope Valley of Los Angeles County with a mix of single-family homes, townhomes, cottage homes, and apartments. Greenbriar plans to build and sell homes directly to buyers on a per-unit basis as homes close, with construction presold before it begins. The Montalva Solar Project is a proposed 80 MW AC solar-plus-storage facility in Puerto Rico that would sell electricity to PREPA, Puerto Rico's electric utility, under a 25-year power purchase agreement. Both projects are pre-construction and have generated no revenue. Sage Ranch has received key planning approvals but faces an unresolved June 2024 court ruling that could void prior approvals, and the company still needs to secure adequate water rights. Montalva has faced over a decade of regulatory and legal delays, and final approvals from multiple regulators remain outstanding. Both projects require substantial third-party financing — Sage Ranch needs a $40M construction loan and Montalva requires approximately $200M in project financing — neither of which has been committed. Greenbriar's ability to execute depends entirely on securing permits, regulatory approvals, and external financing for both projects.
