DESCRIPTION

Tri Pointe Homes designs, builds, and sells single-family homes — both attached and detached — across 17 markets in 12 states and the District of Columbia. The company targets premium, move-up buyers, with homes ranging from roughly $190K to $3.2M in base price and an average selling price around $680K. Tri Pointe organizes its homebuilding operations into three geographic segments: West (Arizona, California, Nevada, Washington), Central (Colorado, Texas, Utah), and East (DC, Florida, Maryland, the Carolinas, and Virginia). Tri Pointe makes money by acquiring and developing land, building homes, and selling them — capturing the spread between all-in land and construction costs and the sale price. About 70% of communities are self-developed, which the company argues generates better margins than buying finished lots. Tri Pointe uses a mix of owned and optioned land to limit balance sheet exposure. Buyers can personalize finishes and features through Tri Pointe's Design Studios, which carry roughly 40% gross margins and generated close to $500M in revenue in 2024. The company also operates Tri Pointe Solutions, a financial services segment offering mortgage origination, title and escrow, and insurance services, primarily to its own homebuyers. Tri Pointe's primary growth strategy is community count expansion, targeting 10–15% growth in 2026 led by the Central and East regions. In February 2026, Tri Pointe announced a merger agreement to be acquired by Sumitomo Forestry for $47.00 per share in cash.
