DESCRIPTION

Northfield Bancorp is the holding company for Northfield Bank, a federally chartered savings bank founded in 1887 and headquartered in Staten Island, New York. Northfield Bank operates 37 branches across Staten Island, Brooklyn, and several New Jersey counties. The bank's core business is real estate lending in the New York/New Jersey metro area, with multifamily loans (apartment buildings and mixed-use properties) making up roughly 61% of the loan portfolio and commercial real estate loans making up another 24%. The bank also makes smaller amounts of C&I, residential mortgage, and home equity loans. On the funding side, Northfield collects deposits from consumers, businesses, and municipal entities, with municipal deposits representing roughly 25% of total deposits, supplemented by borrowings from the Federal Home Loan Bank of New York. Northfield earns money on the spread between its deposit funding costs and loan yields — a model driven by loan volume, interest rate movements, and deposit costs. Roughly 92% of loans maturing after 2026 are adjustable-rate, so the portfolio reprices over time as rates move. A notable risk in the portfolio is roughly $419M in New York multifamily loans secured by rent-stabilized or rent-controlled properties, where New York's 2019 Housing Stability and Tenant Protection Act limits rent growth and therefore borrowers' debt-servicing capacity. In January 2026, Northfield announced a pending merger with Columbia Financial, with Northfield Bank merging into Columbia Bank, expected to close in early Q3 2026.
