DESCRIPTION

ESSA Bancorp is the holding company for ESSA Bank & Trust, a Pennsylvania community savings bank founded in 1916 and headquartered in Stroudsburg, PA. ESSA operates 20 branch offices across eight counties in eastern Pennsylvania, with its heaviest concentration in Monroe County, where it holds roughly 29% deposit market share. ESSA's core business is traditional community banking: taking in deposits and lending those funds out, primarily as real estate loans. The loan portfolio is split between commercial real estate (roughly 50% of loans) and one- to four-family residential mortgages (roughly 41% of loans), with the remainder in home equity, municipal, commercial and industrial, and construction loans. ESSA has been deliberately shifting its mix toward commercial real estate, as these loans carry higher yields than residential mortgages. ESSA funds its loan book primarily through retail deposits, supplemented by brokered CDs. ESSA earns a net interest margin on the spread between its deposit costs and loan yields. Beyond core banking, ESSA offers asset management and trust services, investment services through Ameriprise Financial, and insurance consulting through its subsidiary ESSA Advisory Services, though these are secondary businesses.
