DESCRIPTION

Parks! America owns and operates three drive-through safari parks in the southeastern and south-central U.S.: a 500-acre park in Pine Mountain, GA; a 255-acre park in Strafford, MO; and a 450-acre park in Bryan/College Station, TX. Each park lets guests drive through large natural habitats to observe and feed free-roaming animals, with a walk-through zoo section, gift shop, and food service rounding out the experience. The typical guest is a family living within about 100 miles of a park — these are regional attractions, not national destinations. Revenue comes primarily from admission fees, supplemented by animal food sales, animal encounter experiences, vehicle rentals, and food and beverage. Management emphasizes "per capita spend" — total revenue per guest — as the key financial metric, since ticket pricing and in-park spending tend to trade off against each other. The business is highly seasonal, with roughly 64% of annual revenue generated between April and September. Georgia is the largest and most profitable park; Texas has generated the weakest returns on capital and remains under strategic review. The current CEO, who came in through a proxy contest, is focused on improving marketing at existing parks (identified as the biggest lever for attendance growth), reducing capital intensity, and returning excess capital to shareholders through buybacks and dividends rather than pursuing unrelated acquisitions.
