Whitestone REIT is a small-cap retail REIT that owns and operates 56 open-air neighborhood shopping centers across high-growth Sunbelt markets — primarily Texas (Houston, Dallas, San Antonio, Austin, Fort Worth) and Arizona (Phoenix/Scottsdale). The portfolio totals approximately 4.9M sq ft of gross leasable area. Whitestone's core concept is "Community Centered Properties": neighborhood retail centers in densely populated, culturally diverse areas where Whitestone curates tenant mixes to match local demand. Tenants are predominantly service-oriented businesses — restaurants, fitness, medical, financial services, and specialty retail — that are less exposed to e-commerce. A defining feature of the portfolio is its heavy concentration in small shop space (under 10,000 sq ft), which represents roughly 77% of annual base rent, well above the peer average of ~50%.
